    Deed of Dedication. Each secondary plat submitted to the Commission for approval shall carry a deed of dedication in substantially the following form:

    We, the undersigned _____________________________________________, owners of the real estate shown and described herein, do hereby certify that we have laid off, platted, and subdivided, and do thereby lay off, plat, and subdivide said real estate in accordance with the within plat.

    This subdivision shall be known and designated as _________________________________, an addition to ______________________________. All streets and alleys shown and not heretofore dedicated, are hereby dedicated to the public.

    Front and side yards building lines are hereby established as shown on this plat, between which line and the property line of the street, there shall be erected or maintained no building or structure.

    There are strips of ground of varying width as shown on this plat and marked "easement," reserved for the use of public utilities for the installation of water and sewer mains, surface drainage, poles, ducts, lines, and wires, subject at all times to the proper authorities and to the easement herein reserved. No permanent or other structures are to be erected or maintained upon said strips of land, but owners of lots in this subdivision shall take their titles subject to the rights of the public utilities.

    (Additional dedications and protective covenants, or private restrictions, would be inserted here upon the subdivider's initiative or upon the recommendation of the Commission. Important provisions are those specifying the use to be made of the property and, in the case of residential use, the minimum habitable floor area.)

    City of Michigan City Minimum Pavement Standards for Residential Subdivision Streets

    Minimum Pavements Widths

    Parking One Side: 7-foot parking lane and two 10-foot vehicular travel lanes.
    27 feet face to face of curb.

    Parking Both Sides: 7-foot parking lanes each side and two 10-foot vehicular lanes.
    34 feet face to face of curb.

    Minimum transverse slope of pavement is ¼" per foot.

    Flexible Pavement

    Geotextile woven fabric shall be installed under the aggregate base.

    INDOT #53 Compacted Aggregate Base 8"-10"—(See Note)

    Hot Mixed Asphalt Intermediate, Type B, 19.00mm—2 ½"

    Hot Mixed Asphalt Surface, Type B, 9.5mm—1 ½"

    Flexible pavement shall meet the applicable requirements of INDOT Standard Specifications.

    Note: The California Bearing Ratio (CBR) of the underlying soil shall determine the required thickness of the aggregate base. Soils with a CBR of 6 and less shall be 10" thick and soils with a CBR greater than 6 shall be 8" thick.

    Rigid Pavement

    Geotextile woven fabric shall be installed under the aggregate base.

    INDOT #53 Compacted Aggregate Base—6"

    Portland Cement Concrete Pavement (PCCP)—7"

    PCCP shall meet the applicable requirements of INDOT Standard Specifications.
