§ 05.05. Phased subdivisions.

  • Secondary plats shall be submitted for each phase as the improvements are completed.

    (a)

    Phases. A secondary plat and construction plans for a subdivision to be developed in phases shall indicate improvements to be completed with each phase and that each phase shall be capable of operating independently.

    (b)

    Improvements. The improvements in each phase shall be adequate to serve the lots to be developed in that phase. Right-of-ways or easements may need to be dedicated on land intended for future phases to ensure that infrastructure can be completed to function independently of future phases.

    (c)

    Non-completion of subdivision. The plan commission shall attempt to ensure that each phase of the subdivision will conform to this ordinance in the event that some future phases are not completed.
